This is one of the most common questions we get. It is also one of the hardest to answer without knowing the specifics of the house. But we can give you the honest range and explain what drives the number up or down.
THE SHORT ANSWER
Most roof replacements in Southern Maryland fall somewhere between $8,000 and $18,000 for a standard residential home. The wide range reflects the wide range of home sizes, roof pitches, and material choices across the area.
WHAT AFFECTS THE COST
Roof size is the biggest factor. Roofing is priced by the square (100 square feet), so larger roofs cost more. A 1,500 square foot ranch and a 2,800 square foot colonial are going to come in very differently.
Pitch matters too. A steep roof is harder and slower to work on than a low-slope roof. That gets reflected in the labor cost.
Layers of existing roofing change things. If your roof has two layers of shingles on it already (which is common on older homes), Maryland code requires a full tear-off before a new roof can be installed. That adds time and a disposal cost.
Material choice. Standard 3-tab shingles are the entry-level option. Architectural shingles cost more but last longer and look better. Impact-resistant shingles are the premium option, they carry better insurance discounts in some cases and are rated for higher wind speeds.
Decking condition. If the sheathing underneath is damaged from moisture, it needs to be replaced. We cannot know for certain what we will find until we pull the old roof off. We always tell homeowners upfront that decking replacement is a possible addition to the estimate, and we quote it per board so there are no surprises.
WHY WE DO NOT GIVE PHONE ESTIMATES
Some roof repair contractors will give you a price over the phone based on your home’s square footage. That number is a guess. It does not account for pitch, existing layers, decking condition, flashing complexity, or any of the other variables that determine what a job actually costs.
We give written estimates after a free inspection. You get a real number based on your actual roof, not an average that may or may not apply to your situation.
DOES INSURANCE COVER IT?
Suppose the damage is storm-related, often yes. See our blog post on how roof insurance claims work in Maryland for more on that.
