How to Tell If You Need a New Roof A Southern Maryland Homeowner’s Guide

Most homeowners do not think about their roof until something goes wrong. By the time you notice water staining on your ceiling or shingles in the yard after a storm. The roof has usually been giving warning signs for a while.

Here is what to actually look for.

YOUR ROOF’S AGE

This is the most reliable indicator. Most asphalt shingle roofs installed in the last 30 years have a lifespan of 20 to 25 years with normal maintenance. If your roof is in that range and you are starting to see any of the other signs below. The math is probably pointing toward replacement.

If you bought the house and do not know when the roof was installed, check the attic. A good roofing contractor will have noted the install date on a label near the ridge vent or on the sheathing. You can also ask for permit records from your county.

GRANULES IN YOUR GUTTERS

Asphalt shingles are coated with granules. The small, sand-like material that gives shingles their texture and protects them from UV exposure. As a roof ages, those granules start loosening and washing off into the gutters.

A handful of granules after a heavy rain is normal. Gutters that are consistently full of granules, or a large amount shows up all at once. It is a sign that the shingles have started to degrade.

SHINGLES THAT ARE CURLING OR CUPPING

Look at your roof from the ground. Shingles that are curling upward at the edges (cupping) or buckling in the middle are losing their structural integrity. This is usually a sign of age, inadequate ventilation, or moisture in the sheathing below.

Curled shingles are more vulnerable to wind damage. A storm that a newer roof would shrug off can take significant sections off a roof with curling shingles.

DAYLIGHT IN THE ATTIC

On a bright day, go up into your attic and turn off the light. If you can see daylight coming through gaps in the roof decking, water can come through those same gaps. While you are up there, look for water staining on the sheathing or insulation. This tells you water has already gotten in at some point.

SAGGING OR SOFT SPOTS

A healthy roof deck feels solid underfoot. If you can walk on your roof safely and notice areas that feel spongy or soft, the sheathing underneath has been compromised — usually by trapped moisture over time. This is a more serious issue that typically requires replacing both the shingles and the damaged decking.

FLASHING PROBLEMS

Flashing is the metal that seals the transitions around chimneys, skylights, vents, and roof valleys. When flashing fails — either by corroding, pulling away, or being improperly installed in the first place — water gets in at those joints.

A lot of roofs that appear fine from the street are leaking at the flashing. This is one of the main reasons we get on the actual roof during every inspection rather than making assessments from the ground.

WHAT TO DO NEXT

If you are seeing one or two of these signs and your roof is under 15 years old, a repair may be the right call. If you are seeing several of them on a roof that is approaching or past 20 years, replacement is usually the more cost-effective decision.

The honest answer is that it depends on the specifics of your roof, and that is what a free inspection is for. We come out, get on the roof, show you what we find with photos, and give you a straight answer about what makes sense. Give us a call at (443) 219-7323 or fill out the contact form.
